Real estate portal says over 1/4 of properties in Chillliwack, Hope are priced below previous asking price

CHILLIWACK – A British Columbia-based real estate technology platform and search portal says well over one-quarter of real estate listings in Chilliwack, Sardis and Hope are currently priced below a previous asking price.

Hamidreza Etebarian, president of Zealty.ca, says his company recently assembled its first Price Cut Index covering every active residential listing in B.C.

Among 514 active listings in Chilliwack, Zealty reports that 33 per cent (172) of those listings are listed below a previous asking price. For comparison purposes, the provincial figure is 29 per cent.

In Sardis, Zealty reports that 35 per cent are priced below a previous asking price.

In rural Chilliwack, 73 of 250 active listings, or 29 per cent, are priced below a previous asking price.

In Hope, 49 of 132 active listings, or 37 per cent, now have a lower price than when previous prices.

Zealty highlighted three particular properties in Chilliwack who have experienced considerable price decreases.

For example, 8505 Howard Crescent near Broadway and Brooks Avenue is currently listed at $799,000, down 20 per cent from a previous listing. That means the price has dropped well over $150,000.

Zealty reports that 11,807 of 40,518 active listings in British Columbia have cut their price to the tune of about $666 million off the asking price.

As you get further from Vancouver, the percentage increases. Up in northern B.C., 40 per cent of the active listings there have seen price cuts.

In the Fraser Valley, it’s 32 per cent, while Metro Vancouver has the lowest of all the regions at 24 per cent.

As reported by Fraser Valley Today last month, the Fraser Valley Real Estate Board representing realtors from Abbotsford to White Rock says prospective home buyers remain cautious amid weakening prices and nearly 10,000 active listings within the board’s sales area. September sales failed to keep pace with the seasonal rise in new listings. Only 922 homes were sold in September on the Multiple Listing Service, a two per cent drop from August 2025 and a decline of four per cent year over year.

The board says subdued demand continues to weigh on prices, with the composite benchmark price for a typical Fraser Valley home falling one per cent in September and seven per cent from one year ago.
